Months of Supply estimates how many months it would take to sell the homes currently on the market based on the recent sales pace.
The sales pace is calculated using the total number of sales from the three most recent completed months and dividing that total by three. For each month, the previous month's rolling average is used to ensure that incomplete current-month sales do not affect the calculation.
For example, July uses the 3-month average sales rate calculated at the end of June.
